Title Transfer Processing

Procurement of Documents needed for BIR Processing

The following required documents could be requested once sale is finalized. This will be also part of due diligence.

  • FROM REGISTRY OF DEEDS:
    • Certified True Copy of Title
    • Old Certificate Authorizing Registration (CAR)
  • FROM LOCAL GOVERNMENT:
    • Certified True Copy of Tax Declaration
    • Tax Clearance (once Real Property Tax is updated by Seller)
    • Certificate of No Improvement (applicable for Lots only)

Facilitation of Capital Gains Tax (CGT) and Documentary Stamp Tax (DST) Payments to BIR

Procurement of Certificate Authorizing Registration or CAR (the output after payment of BIR taxes) shall be facilitated within the BIR processing time through a trusted processor.

 

Facilitation of Title Transfer

This includes payment of transfer fee to applicable local government and registration fee to applicable Registry of Deeds (RD). Procurement of new Title (the output after payment of title transfer taxes) shall be facilitated within the RD processing time through a trusted processor.

 

Facilitation of New Tax Declaration (and others, if Bank Financing)

Once new title is released, new tax declaration can be also requested. For bank financing, other documents that can be requested would include new tax clearance, Certified True Copies of new title / cancelled title / etc.

 

NOTE:  Charges for above shall be dependent on the agreement with Seller and/or Buyer.
